5。承租人不得以出租人的名義從事經(jīng)營活動(dòng),必須持有營業(yè)執(zhí)照。承租人的商品銷售活動(dòng)必須是現(xiàn)貨交易,不得進(jìn)行預(yù)售或者預(yù)收貨式的購銷業(yè)務(wù)。
6。承租人必須妥善保管柜臺(tái)設(shè)備。柜臺(tái)設(shè)備在租賃期間損壞的,承租人應(yīng)當(dāng)承擔(dān)修理或者賠償責(zé)任。
7。承租人必須遵守出租人的門店紀(jì)律,端正經(jīng)營態(tài)度,文明經(jīng)營,禮貌待客,遵守消防安全規(guī)定,維護(hù)門店的外觀和衛(wèi)生。第五條出租人的權(quán)利和義務(wù)。出租人有權(quán)要求承租人提交各種報(bào)表,并有權(quán)監(jiān)督承租人的經(jīng)營活動(dòng)是否合法,是否遵守店紀(jì)和有關(guān)規(guī)章制度。有下列情形之一的,出租人有權(quán)解除合同:
①擅自改變柜臺(tái)的使用性質(zhì);
②擅自轉(zhuǎn)租、轉(zhuǎn)讓柜臺(tái)或者利用柜臺(tái)從事非法經(jīng)營活動(dòng);
③逾期支付租金,出租人逾期支付租金后拒不支付;(4)承租人嚴(yán)重違反門店紀(jì)律和相關(guān)規(guī)章制度,不聽勸告。
4。出租人必須尊重承租人的經(jīng)營權(quán),不得以監(jiān)理的名義干涉承租人的合法經(jīng)營活動(dòng)。出租人必須給予承租人與該店柜臺(tái)相等的一切經(jīng)營條件,以便為承租人的經(jīng)營提供便利。第六條納稅出租人和承租人必須按照有關(guān)稅收規(guī)定按時(shí)繳納各自承擔(dān)的稅款。第七條保證人有權(quán)了解承租人的經(jīng)營情況,有權(quán)要求承租人依法經(jīng)營,遵守店鋪的規(guī)章制度,有權(quán)要求承租人按期向出租人支付租金。承租人未按約定的數(shù)額按時(shí)支付租金,經(jīng)出租人催告拒不支付的,出租人有權(quán)要求保證人代為支付租金。保證人承擔(dān)連帶責(zé)任。擔(dān)保人在代表承租人支付租金后,有權(quán)要求承租人支付租金。第八條本合同自簽訂之日起生效。
合同期滿、租賃終止或者承租人遷離時(shí),合同當(dāng)事人應(yīng)當(dāng)共同協(xié)商補(bǔ)充約定。本補(bǔ)充條款與本合同具有同等效力。第九條本合同正本一式兩份,合同雙方各執(zhí)一份,免費(fèi)等部門備案。你知道嗎
