第四條價(jià)格
按(總建筑面積/實(shí)際建筑面積)計(jì)算,該房屋的價(jià)格為每平方米(¥元),總金額為(¥元),乙方應(yīng)向甲方支付定金(¥元),定金自本合同生效之日起生效合同。

第六條交付期限乙方應(yīng)在收到該房屋全款之日起日內(nèi)將該房屋產(chǎn)權(quán)證交付乙方,第七條乙方逾期付款的違約責(zé)任,自本合同約定的到期日第二日起至實(shí)際付款之日止,按月計(jì)息。
2。逾期不履行的,視為乙方未履行本合同。屆時(shí),甲方有權(quán)要求乙方承擔(dān)違約責(zé)任。
(1)本合同終止時(shí),乙方應(yīng)按累計(jì)應(yīng)支付金額的百分之十向甲方支付違約金,當(dāng)甲方實(shí)際經(jīng)濟(jì)損失超過(guò)乙方支付的違約金時(shí),實(shí)際經(jīng)濟(jì)損失與違約金的差額,由乙方賠償。
(2)乙方按%支付違約金,并繼續(xù)履行合同。第八條甲方逾期交付房屋的違約責(zé)任。除不可抗拒的自然災(zāi)害等特殊情況外,甲方未在本合同第六條規(guī)定的期限內(nèi)將該房屋交付乙方使用的,乙方有權(quán)按已付價(jià)款向甲方追償違約利息。自本合同規(guī)定的交貨期第二天起至實(shí)際交貨之日止,月利息為月內(nèi)月利率計(jì)算,月利息按月利率計(jì)算。
2。逾期-如甲方不履行本合同,乙方有權(quán)按下列條款履行本合同,甲方應(yīng)承擔(dān)違約責(zé)任。
(1)本合同終止時(shí),甲方應(yīng)向乙方支付乙方累計(jì)支付的違約金,乙方實(shí)際經(jīng)濟(jì)損失超過(guò)甲方支付的違約金時(shí),實(shí)際經(jīng)濟(jì)損失與違約金的差額由甲方賠償/(2)甲方應(yīng)按累計(jì)支付金額向乙方支付違約金,乙方應(yīng)繼續(xù)支付履行本合同的違約金。
第九條產(chǎn)權(quán)登記協(xié)議
自乙方實(shí)際接管該房屋之日起,甲方應(yīng)協(xié)助乙方在不動(dòng)產(chǎn)產(chǎn)權(quán)登記機(jī)關(guān)規(guī)定的期限內(nèi)向不動(dòng)產(chǎn)產(chǎn)權(quán)登記機(jī)關(guān)辦理權(quán)屬登記手續(xù)。如因甲方原因?qū)е乱曳轿茨芙庸鼙竞贤?,乙方在日?nèi)取得房地產(chǎn)權(quán)證的,乙方有權(quán)退房。甲方應(yīng)自乙方要求退房之日起計(jì)算,乙方應(yīng)在日內(nèi)將乙方支付的款項(xiàng)退還乙方,并按%賠償乙方損失。第十條甲方保證交易時(shí)該房屋不存在產(chǎn)權(quán)糾紛,并在交易前完成抵押、抵押債務(wù)、稅金、租金等。交易完成后,甲方對(duì)上述事項(xiàng)承擔(dān)全部責(zé)任。第十一條房屋所有權(quán)轉(zhuǎn)讓產(chǎn)生的土地增值稅由甲方向國(guó)家繳納,契稅由乙方向國(guó)家繳納;其他房屋交易產(chǎn)生的稅費(fèi),除另有約定外,由甲、乙雙方按政府規(guī)定另行繳納。第十二條水費(fèi)、電費(fèi)、煤氣費(fèi)、物業(yè)費(fèi)、采暖費(fèi)等費(fèi)用的交接日期為年、月、日。第十三條甲方聲明和保證:甲方有權(quán)簽署并能夠履行本合同。
2。在簽訂本合同時(shí),任何法院、仲裁機(jī)構(gòu)、行政機(jī)關(guān)或監(jiān)管機(jī)構(gòu)均未作出足以對(duì)甲方履行本合同產(chǎn)生重大不利影響的判決、裁定、裁決或具體行政行為。
乙方:
1。乙方有權(quán)簽署并能夠履行本合同。
